PLANNING and REAL ESTATE DEVELOPMENT ACADEMY

The Planning and Real Estate Development Academy is designed to give the public general knowledge of the actual planning and real estate development process.  It is not to promote specific projects, subjective ideas/concepts/approaches.  However, by virtue of the subject matter of the topic, a few topics may be conducive to a particular perspective.  Nevertheless, the goal is to be as objective as possible and present information based on current practices and processes.

Academy Overview

Some of the topics covered will be as follows:
  • The City's Master Plan and its elements
  • Affordable housing and infill development
  • Sustainable communities
  • Real Estate Development Process Overview
  • Players, Roles and Partners
  • Feasibility Studies - Market, Political, Financial & Site and Engineering Analysis
  • Development Tools, Resources & Practices - Local, State and Federal Foundations, Banks
  • Business Needs - why a business selects some sites and not others

The Academy will give participants the tools needed to:
  • Identify elements of successful development/redevelopment projects
  • Recognize the different steps of a development/redevelopment process
  • Understand the impacts of development/redevelopment projects within a framework of a desired project
  • Learn how to generally assess development/redevelopment projects that occur within a community
  • Participate in future development/redevelopment projects and City of Omaha planning efforts.

The participant will graduate with general knowledge about the development planning process.  The inclusion of well-informed citizens can:
  • Ease tensions in the introduction and processing of development/redevelopment projects
  • Result in active community and residential partners furthering desired growth and development that makes Omaha a better place to work, live and play
  • Create more successful projects that are identified early as "win-win"

Session:  The Planning and Real Estate Development Academy is held annually in the Fall.

Process:  The Planning and Real Estate Development Academy is provided free of charge by the following sponsors:  Omaha Economic Development Corporation, The Neighborhood Center, Empower Omaha, and the North Omaha Development Project.  Participation in the Academy is determined through an application process. 

Class Size:  Maximum of 20 - 25 participants

Graduation Requirements:  Graduation means completion or attendance at a minimum of six classes during the current session.  This accomplishment will result in the participant receiving a certificate at the end of that session and participating in the graduation ceremony.

Missed Class Policy:  It will be the responsibility of the participant to keep track of the number of classes missed.

If the participant misses more than two classes during the session, the participant has the opportunity to make-up these classes during the following session.  The participant must notify OEDC within 90 days of the completion of the current session, if that participant wants to enroll in the next session to make up any classes.

Academy Attendance:  Participants are required to attend at least six classes to graduate with a certificate.  Due to the limited number of seats for each class during each session and the continuity of the course matter, drop-ins from the public will not be allowed.

Class Audit:  If a participant only wants to audit a class, the participant must notify OEDC of this request during the enrollment period for the next session.  OEDC may allow this on a case by case basis.
